The Schematic Design Phase:
Defines the special programmatic requirements and functional relationships of the project, and establishes the minimum and maximum budget parameters which form the basis of a design solution.
The Design Development Phase
The specific program needs are addressed together with attention to the interrelationship of materials and development of related outline project specifications. During this phase the budget is further refined.
The Construction Document Phase
Development of drawings, specifications, and a project manual that will be used for bidding and construction of the project. The documents give specifics for all materials, location of materials, and building details. During this phase the budget is further refined.
The Contract Administration Phase:
During the construction phase of a project, FLB can assist the client with periodic visits to the site to determine if construction is in general conformance with the construction documents, assist the Owner in making decisions during the process regarding changes in scope of the work, review submittals from the Contractor to determine general compliance of products to be incorporated into the work with the specific intent of the construction documents, review of payment applications from the Contractor, and generally as an aide to the Owner during the process.
The Land Use Planning Phase:
Many critical decisions are made prior to actual building design and construction. FLB has more than 40 years of experience helping clients to analyze various sites, assist with make an appropriate selection of a site and developing a development program for the site, creating preliminary site plans and solutions for the client’s needs, and assisting the client and his team in working through the regulatory processes of acquiring land use entitlements for the project.
The Interior Design Phase:
For many projects this is a basic part of the general construction documents and it can be easily incorporated into those documents as part of the construction document phase. For some projects the effort of selecting the interior environment of a building is much more complex and needs special attention from our own interior designers or we can coordinate with interior design consultants with whom we have a long time working relationship.
While there are certain disciplines that we do not staff directly within our office, we have long term relationships with several talented and experienced local firms to provide structural engineering, mechanical engineering, electrical engineering, geotechnical engineering, graphics and renderings, and 3-D modeling. This allows the Owner to receive the services that are necessary for the successful completion of his project without having to be concerned with the coordination of various and disparate disciplines.
