Many critical decisions are made prior to actual building design and construction. FLB has more than 60 years of experience helping clients to analyze various sites, assist with making appropriate selection of a site and developing a development program for the site, creating preliminary site plans and solutions for the client's needs, and assisting the client in working through the regulatory processes of acquiring land use entitlements for the project. 

This critical phase defines the special programmatic requirements and functional relationships of the project, and establishes the minimum and maximum parameters which form the basis of a design solution. 

The specific program needs are addressed together with attention to the interrelationship of materials and development of related outline project specifications. 

Development of drawings, specifications, and a project manual that will be used for bidding and construction of the project. The documents give specifics for all materials, location of materials, and building details. 

Depending on the project needs, the designs can be incorporated into the construction documents. For some projects, we can coordinate with interior design consultants to attend to needs of the client. 

While there are certain services that we do not staff directly within our office, we have long term relationships with several talented and experienced local firms to provide structural engineering, mechanical engineering, electrical engineering, geotechnical engineering, graphics and renderings, and 3-D modeling. This allows the client to receive the services that are necessary for the successful completion of their project without having to be concerned with the coordination.
